Walk into almost any property conversation in Dubai this year, and off-plan will come up within the first five minutes. And for good reason — off-plan properties now account for roughly 70% of all real estate transactions and value in the emirate, with a single month recently recording over 10,300 off-plan deals worth more than AED 31 billion.
But popular doesn’t automatically mean “right for you.” At Mehras Home Real Estate, we sit down with buyers every week who are torn between the two options. Here’s the honest, unfiltered breakdown.
What “Off-Plan” Actually Means
Off-plan simply means you’re buying a property that hasn’t been built yet, or is still under construction. You’re purchasing based on floor plans, show units, and a developer’s track record rather than walking through the finished home.
“Ready” or “secondary market” properties, on the other hand, already exist. You can walk through them, see the actual finishes, and move in (or rent them out) almost immediately after the paperwork is done.
Why So Many Buyers Are Choosing Off-Plan Right Now
1. Payment plans that don’t strain your cash flow. This is, hands down, the single biggest driver. Instead of paying the full amount upfront or securing a large mortgage immediately, off-plan buyers typically pay in stages tied to construction milestones — sometimes with post-handover payment plans stretching years beyond completion.
2. Lower entry prices. Off-plan units are generally priced below comparable ready properties in the same area, since you’re buying earlier in the development cycle and taking on a bit more risk and waiting time in exchange.
3. Brand-new everything. Modern layouts, the latest amenities, smart-home features, and developer warranties that ready properties — especially older ones — simply can’t match.
4.Capital appreciation potential. If you buy early in a well-located project from a credible developer, there’s a real chance the value rises before you’ve even finished paying for it, as the project progresses and the surrounding community develops.
Where Ready Properties Still Win
Off-plan isn’t automatically the smarter choice for everyone, and we’d be doing you a disservice at Mehras Home Real Estate if we didn’t say so clearly.
1. You want to move in or rent it out immediately. With ready property, there’s no waiting two or three years for handover — you know exactly what you’re getting and when.
2. You want to see exactly what you’re buying. No surprises on finishing quality, no risk of the actual unit looking different from the marketing renders.
3. You’re buying in an established, mature community. Older neighbourhoods with proven rental demand, developed infrastructure, and a real community feel often only exist in the ready market, because there’s no more land left to build off-plan towers there.
4. You want to start earning rental income right away. If cash flow from day one matters to your investment strategy, ready property removes the waiting period entirely.
The Questions to Ask Before You Buy Off-Plan
- What’s the developer’s actual delivery track record — have their past projects been completed on time?
- Is the payment plan genuinely manageable if handover is delayed by six months or a year?
- Is the location realistic for the promised amenities and infrastructure, or is it years away from feeling “finished”?
- What happens to your payments if the project is delayed or, worst case, doesn’t complete?
These aren’t questions to be afraid of — they’re simply due diligence that any experienced buyer should do, and any reputable developer will happily answer.
The Bottom Line
Off-plan is dominating Dubai’s market for good reason: flexible payments, lower entry costs, and strong upside potential. But ready properties still offer something off-plan can’t — certainty, immediacy, and the comfort of buying exactly what you see. The right choice comes down to your timeline, your cash flow, and how much certainty you personally need before signing.
